Easington isn't one place, it's really two, and I treat them differently when I'm quoting a job. Easington Village, set back from the coast, has some genuinely old stone and brick property with steep pitches and small dormers, while Easington Colliery, down towards the coast near the site of the former pit, is largely brick terraces built for mining families in the early twentieth century. The 1951 pit disaster memorial near the colliery stands as a reminder of the community's history, and a lot of the housing around it dates from that same era, meaning roofs there are often original or have been patched multiple times over the decades.

Getting to Easington from my base at 160 West View Road in Hartlepool is a straightforward run down the A19 and across on the B1283, so I'm not looking at a long trip either way, whether the job's in the village or down near the coast at the colliery. That matters for things like quick repair callouts, where I don't want a customer waiting longer than necessary because of distance.

The colliery terraces present a specific set of challenges. Many have shared roof lines with neighbouring properties, so a repair on one side can affect water flow onto the next, and I always check adjoining roofs before starting work to avoid creating a new problem for someone else's house. Chimney stacks are common here too, often no longer used for coal fires but still needing to be weathertight, since a leaking flue can bring damp straight down into a bedroom. In the village, the older stone-built houses sometimes have less standard roof pitches, and I've had to hand-cut slate and lead details to fit properly rather than relying on off-the-shelf sizing.

Coastal wind does still reach Easington, particularly the colliery side which sits closer to the cliffs near Easington Colliery beach, so I use the same attention to fixings and lead durability that I would in Seaham, even though the village itself is a bit more sheltered inland. I'm careful not to assume every Easington job needs the same coastal-grade approach; a sheltered village property might be fine with standard fixings where an exposed colliery terrace needs more robust ones.
